A MASTERPLAN FOR A SUPER HIGH-DENSITY (FSI: 5,5) YET COZY NEIGHBORHOOD

The masterplan aims to create a new mix-use (predominantly residential) neighborhood for 6,250 inhabitants. The demand for high residential density (440 dwellings/ha) is based on the fact that the site is situated right next to the Belorusskaya train station - one of the major train stations in Moscow.

The site used to be the factory/workshop site for locomotives constructed at the dawn of 20 century, and the beauty of the site is characterized by red-brick clad buildings. And it is also relevant to mention that the place is known as the birthplace of the Russian revolution of 1905 where workers were gathering at this very spot to plan the revolution.

Despite the high-density residential program, we aim to create a cozy urban environment especially by giving full attention to the liveliness on the ground level. The first 4 building floors of each residential block has ground bounded activities such as residential, studios, workshops. All buildings will have recessed volumes after the 5th floor to reduces the impact of the building heights on the ground level. The courtyard will be surrounded by ground bounded apartments with private terraces.

Selected historical red-brick heritage buildings are preserved and renovated. It keeps the historical identity of the location as well as becomes platforms for active city programs such as the food market, cultural facilities, social facilities, and fitness clubs. A series of heritage buildings will be connected by the main public space of the site named “RED PROMENADE”. It will be the spine of this new community.

We are awarded the 1st prize in the competition, and the project is currently at the P-stage (Detailed design stage).
