A RENOVATION MASTERPLAN HOW TO BEAUTIFULLY DOUBLE THE POPULATION

The existing residential neighborhood (87ha) mainly constructed in the 1950s-70s will be renovated. The current area population of 17,600 will be nearly doubled with new residential typologies and upgraded public space strategies. The masterplan consists of these 6 features;

1. TREE PRESERVATION
About 4000 existing mature trees on site took slow growth of more than a half-century to the current status due to the cold climate of Yuzhno-Sakhalinsk. The effort of preserving them has countless benefits not only emotionally, but also ecologically and economically.

2. VISUAL PERMEABILITY & COZINESS
A characteristic of this existing neighborhood is visual permeability and the cozy scale of the space due to the compact footprints of the residential blocks. We took this DNA into the new residential building typologies. It brings plenty of sunlight both in the courtyards and streets as well as optimizes preserving existing mature trees on site.

3. PRIVATE & CAR-FREE COURTYARD
“Anonymity” is the problem in the courtyards of existing residential blocks that are mixed up with inhabitants, strangers, and even cars due to lack of access control. The new residential blocks have a private and car-free courtyard. And it is enabling to have apartments on the ground floor with private terrace at the courtyard.

4. MANAGE CARS SMARTLY
The new street network has a clear hierarchy of the traffic intensity, so the car circulation is limited only to designated areas and thus the pedestrian and cyclist are optimally prioritized. Most of the underground parking sits only at the footprints of the buildings thus, courtyards keep real ground for mature trees and the new trees to grow.

5. VIBRANT, WALKABLE & CONNECTED
A car-free street called the PROMENADE that runs through the entire neighborhood as a “red carpet” for all inhabitants. All the social infrastructures and sports facilities sit along with it. It accumulates the vibrant daily activities of the neighborhood as well as serves as a safe commuting route for children.

6. NEIGHBORHOODS FOR THE FUTURE
This new neighborhood is not only for the current inhabitants but also for the great-grandchild of them. We apply methods such as; SUDS (Sustainable Drainage Systems), Barrier-free street profile, Smart waste management, Recycling rubble, Broadband network for creating future-proof neighborhood.
